The finished Sheahan Residence, a custom home built on a pad prepared by BC Development

Sheahan Residence

A custom home and shop on raw desert land. We built the pad and graded the lot. A year later, the owner called us back to finish it.

Phase 01 — 2025

Building the Pad

A house is only as good as the dirt under it. Here's how we built this one.
01 / Prep

Blue Stake & Clearing

Called in utility locates, then cleared and grubbed the lot down to clean native ground.

02 / Pre-Wet

Pre-Wetting the Pad

Ran fire hose and a water cannon across the pad for days so the soil was at the right moisture before we dug.

03 / Over-Ex

Over-Excavation

Dug the pad out 34 inches below finished floor to get rid of soil that couldn't hold a house.

04 / Lifts

Engineered Lifts & Testing

Rebuilt the pad one lift at a time with processed material. Every lift was tested for density and moisture, and passed.

05 / Hard Dig

Breaking Through Rock

Hit hard ground mid-job. We worked it out with the owner and brought in a dozer to rip through it and keep moving.

06 / Grading

Site Grading & Drainage

Certified the house pad, built the shop pad to finish grade, cut a new swale and set culverts to move water off the lot.

Tested, Certified, Handed Off

Once the last lift passed, the pad got its final certification and the builder moved in. Here the foundation walls are already poured on ground we know will hold.

The Sheahans

Homeowners

"

The crew you have working with you are all great. They are all very knowledgeable and really care about the work they are doing. They work well together and respect each other. It was a joy to see them work.

Tim Sheahan

Homeowner

Months of rain.
Zero standing water.

The Real Test

The whole time the house was going up, the rain kept coming. The grading held and water went where it was supposed to go. That's why Tim called us back for the final grading instead of shopping it around.

Phase 02 — 2026

Coming Back to Finish the Lot

With the house and shop built, we came back to tie the whole property together and get it ready for landscaping and paving.

  • 01Final grading around the house with a 3" reveal for decorative rock
  • 02Driveway cut to subgrade, ready for paving
  • 03New drainage pipe at the driveway entrance
  • 04Subgrade for the shop's two-bay concrete apron
  • 05Excess dirt hauled off and the lot cleaned up
